Yes, it is! We're here to help all Londoners. So, whether you want to buy in Zone 1, or the leafy suburbs, as long as you're planning to be within 60 minutes +/- of London, we can help. Your membership is about what you need so we’ll provide you with the education, community and support required to find that perfect first home in London.
Once you’ve paid for the Club you’ll be invited to join your Bootcamp Cohort. Most likely this will be the Cohort that is starting soonest, however there are occasions when you might join a different cohort.
For example, when you’re very far along in your journey and want to take advantage of the negotiation and process help we offer, you might join a Cohort that’s already going and has just reached Months 3 or 4.
Or, if you're incredibly keen to join us early, you might find yourself joining the Club without a Cohort, ready to join an available Cohort a few months later, once you've saved more towards your deposit.
-For the first six months we start each month with a Bootcamp "Kick-Off" call which includes everyone in your Cohort. We'll introduce the month's exercises, give you helpful tips and the space to get to know each other and support your fellow Bootcampers
-Each week we hold Q+As with the rest of the Home Buying Club. You can join us on Zoom and mingle with first-time buyers at every stage of the process. Once a month we'll also invite a Graduate to share their experience with you.
-Every week you can book in for a fifteen-minute 1:1 with just you and a member of the District 34 team. Here you can talk through your circumstances in private.
-At the end of the month we have a free weekend. No Q&As, no 1:1s. Just time for you to rest or catch up on what you might have missed.
The Club Bootcamp is new for September 2021, so the syllabus is subject to change as we make improvements.
Here's the current format:
-BY THE END OF MONTH 1, you'll have learned the basics, chosen your solicitor and mortgage broker, confirmed your budget, and found 3-5 areas that are just right for you.
-BY THE END OF MONTH 2, you'll have identified and explored all of the areas and property types that suit you, to narrow down to 1-2 options.
-BY THE END OF MONTH 3, you'll have done 15-20 viewings (5 viewings a week), completed your House Hunting List and narrowed down your list to your Top 5 properties.
-BY THE END OF MONTH 4, you'll have done more viewings (roughly another 20), plus second viewings of your Top 5, learned how to negotiate and put in at least one offer on a property.
-BY THE END OF MONTH 5, you'll have had your offer accepted, appointed your solicitor, booked surveys and received a formal mortgage offer.
-BY THE END OF MONTH 6, you'll have had your exchange date confirmed and will be waiting to move in.
We'll guide you through the tools, tricks and data science that have helped our Home Buying Club members save thousands and buy sooner than they expected.
When you join the Club we automatically assign you to a "Bootcamp Cohort". You’ll most likely enter a new Cohort – one that’s starting soonest at "Month 1".
However, after speaking to you and learning about your personal circumstances we may assign you to a Cohort that has already started.
Cohorts start roughly every one to three months, depending on how many members we’re already coaching.
We keep places limited. They’re first come, first served so we’d recommend securing your place on the next Cohort as early as possible.
Those of you familiar with the saying 'People plan, God laughs' will know that we can't guarantee you'll be able to stick to the plan, which is why we offer Drop In/Out membership to the Bootcamp, and also why you're a member of the Club until you buy your own place.
Whatever your reason, you can pause your Bootcamp status at any time and rejoin where you left off – or even repeat a month if you need to refresh your knowledge.
All you need to do is let us know you're pausing. We'll put you in the next available Cohort once you're ready to return to the house hunt. And in the meantime you'll still be free to attend any Q&As or 1:1s you want.
Because sometimes life just gets in the way.
No, you don't. Many of our Graduates choose to remain Club members. They like passing on the knowledge they've gained and staying in touch with the friends they've made. You'll have that opportunity too. And we'd be glad to have you stay!
We charge two payments for the Club.
It’s £295 to join the Club and then a further £295 once you’ve bought your property.
The £295 upfront payment is payable before you start and gets you access to our resources, community, and data tools. We offer a 7-day money-back guarantee, no questions asked.
Another £295 is payable within 30 days of successful completion of your property purchase.
We don't want you to have any nasty surprises, so we'll make sure to warn you that the second payment is due.
The total cost over 6 months equates to less than £100/month.
After you've had your call with us we'll send you a payment link. You'll also agree to our terms – basically, that you're paying £295 upfront and that you agree to pay a second instalment of £295 within 30 days of completing the purchase of your first home.
Once you've completed on the purchase of your first home we'll invoice you. You'll have 30 days to pay. And we'll warn you in advance that the invoice is on its way. No nasty surprises!
No. We operate a "no key, no fee" policy. You only pay the second £295 instalment if you buy a place, and nothing if you don't.
We're confident that the Club represents incredibly good value for first-time buyers. From experience we know we save our members time, money and stress.
